Victor Lapierre moved to Columbus in Oklahoma from May 2020. He lived in an apartment for a year before buying his house on the Northeast side of Columbus in September last year.
Rent was getting to me. Lapierre stated that he was “paying someone else’s mortgage”. I wanted to invest and pay for my own mortgage.
Lapierre found the house with the help of a real-estate agent, who recommended that he have a home inspection done before closing. Lapierre claimed that the agent gave him the name of a particular inspector.
Lapierre explained that “on their website they provide multiple options, as the law mandates, but he chose the one where he stated, ‘This guy is great, we have used him previously’.”
Lapierre hired his inspector on the advice of his agent.
Lapierre stated, “He told me the roof is in excellent condition.” I asked him why it looked wavy. He said that the shingles weren’t flat because they were so new and hadn’t been able to age through summer heat. It turns out that wasn’t the problem.
Lapierre reported that a small piece of roof flashing had fallen onto the deck after he moved into the home.
Lapierre explained, “I went on top of the roof and found seven or eight spots that were so soft you could almost fall through.”
The insurance company was called to investigate.
They said that there was a lot of damage. But your inspection said it was a one-to-three-year-old roof in good repair. This is what was insured by you, therefore we cannot… claim this as existing damage’, Lapierre explained.
Lapierre estimated that the cost of repair would be around $15,000 He was confused and tried to contact the inspector.
Lapierre admitted, “That was when I discovered that he didn’t have a license.” His real estate agent also didn’t realize it. How do you recommend someone who the law states must be a licensed home inspector?
Lapierre told the Ohio Attorney General’s Office that he had taken the new information to the Ohio Home Inspector Board and Better Business Bureau. They said Lapierre would need to file a lawsuit.
Lapierre then called Better Call 4 He was proactive in his approach and kept in touch with the agency.
The next day they responded and said “Hey!” Lapierre explained that they were sorry it had taken so long to fix the problem.
The real estate company agreed to pay for Lapierre’s roof repairs. Lapierre warned other homebuyers while he waited for the final approval from his agency’s insurer.
Don’t believe anyone. Lapierre warned, “I’m sorry, but everything must be double- and triple-checked.”
